Seal Coat & Stripe Work (11/04 – 11/20) – PHASE 1 WEDNESDAY 11/20

Posted By on November 18, 2024

Dear Oak Valley II Residents,

Please be advised that NPG will be performing seal coat work throughout the community Monday, November 4th – Wednesday, November 20th. This work is essential for the upkeep of our streets, and while we apologize for any inconvenience, we appreciate your cooperation in ensuring the project goes smoothly. Please see the attached Phasing Map for details on which phase your property is a part of and when work will be conducted. Be advised that the schedule is subject to change due to inclement weather.

SEAL & STRIP WORK SCHEDULE

*Please note, the affected areas will be closed entirely during the seal coat application. We ask residents to study this schedule carefully. Some of the work areas are quite large and you may have to walk a fairly long distance and park your vehicle outside the work area. These work areas may be closed until the following morning.

Phase 2 – Monday 11/4 (COMPLETED)
Phase 3 – Tuesday 11/5 (COMPLETED)
Phase 5 – Monday 11/11 (COMPLETED)
Phase 6 – Tuesday 11/12 (COMPLETED)
Phase 7 – Wednesday 11/13 (COMPLETED)

**Phase 1 – Tuesday 10/29 (RESCHEDULED TO WEDNESDAY 11/20 DUE TO WEATHER) Be advised that the intersection at Amateur Way & Gallery Lane will be CLOSED during Phase 1.

**Phase 4 – Wednesday 11/6 (RESCHEDULED TO MONDAY 12/2 DUE TO WEATHER)

To help ensure the project runs smoothly, we ask for your cooperation with the following:

  1. Vehicle Removal: All vehicles must be removed from the work areas by 7:00 AM on the scheduled days. Any vehicles left will be towed at the owner’s expense. Vehicles parked in driveways may get dusty, so please consider moving them as well.
  2. Turn Off Irrigation: Please turn off your irrigation systems 24 hours before the seal coating begins and leave them off until 24 hours after the streets are reopened. Water can prevent the seal from properly adhering.
  3. Cancel Deliveries and Services: Please reschedule any deliveries or home services during the work days.
  4. Avoid Wet Materials: The sealant is wet and can stick to shoes, cars, and other surfaces, leaving permanent marks. Please avoid entering the blocked-off areas.
  5. Stay Alert: Be cautious near construction zones and do not cross any coned or ribboned-off sections. Anyone driving on the streets before they are reopened will be responsible for any damages.
  6. Contact Us: If you have any questions, please contact Management at 949-450-4300.
  7. Towed Vehicles: If your vehicle is towed, you will need to contact Family Towing in Banning at 951-807-5695.

We appreciate your understanding and patience as we work to enhance your community’s streets.
