It has been a wet year indeed, but eventually, the sun will come out long enough to dry out fences. If you still have an original fence, it probably needs painted or maybe even repaired or replaced.
If repainting, you likely will need to use a solid (v. transparent) stain to obtain a smooth homogeneous result. No application is needed for repainting, but it must be a brown or dark red tone: no white wooden fences and no black, please. If you do wish to replace your fence, you must submit an architectural application and wait for approval before installing. You’ll need to include in your application a photo of what you intend to install along with a plot sketch of where it will go and dimensions, such as height. Be sure to get sign off from your neighbors. If it is a shared fence you are installing, only one owner needs to submit the application, although you’ll be sharing the cost of the fence between properties 50/50.

Hello Oak Valley II Owners!
This is a courtesy notice to inform you of tree trimming services that will be taking place throughout the community beginning Tuesday, January 23rd, 2024. The project will take approximately 4 days to complete. Attached to this email is a map which details which areas will be addressed.
This is year #2 of a 5-year tree trimming plan the board recently approved. The tree species that will be addressed in this rotation are California Sycamore and Canary Island Pines. These are primarily found off the Birdie Drive entrance and at the park nearby (see map). If the trees near your home are not trimmed this time around, it will be addressed in upcoming rotations. Bemus Landscape will perform the service and will trim as much as possible without compromising the health of the trees.

As part of our ongoing efforts to enhance the aesthetics and cleanliness of our community, we would like to inform you that the sidewalks around the lake, gazebo area, picnic tables, and benches will undergo power washing on December 27th and 28th.
During the power washing process, we kindly request residents to avoid using the sidewalks in the immediate vicinity to ensure the safety of everyone involved and to allow for the thorough cleaning of the area. We understand that this may cause some inconvenience, and we appreciate your cooperation and understanding during this time.

Please be advised that Automated Gate Services will be conducting repair to the in-ground loops at the Birdie Drive exit gate on Wednesday, November 29, 2023. This will resolve the issue of the gate remaining open. We ask residents to avoid exiting out of this gate on this date from 7:00am – 5:00pm.

Hello Oak Valley II Residents!
This is a courtesy reminder that the monthly assessments for your Association have increased from $103 to $107 per month effective January 1, 2024. Attached is the 2024 budget and annual disclosure mailer (required by Civil Code) as approved by the Board of Directors.
Why is there an increase? The 3.98% increase in assessments is primarily due to increases in reserve study funding and landscape-related expenses. Specifically, the reserve funding for the streets was increased significantly to prepare for major rehab and repair in the coming years. However, the Board worked diligently to reduce the costs for electricity, water, and common area maintenance so that the increase was nominal.
Do I need to do anything for my automatic payments? If you have enrolled in automatic payments through the Resident Portal, there is no need to make any additional changes. The amount withdrawn will be adjusted to the new amount automatically. However, if you have enrolled in Bill Pay through your banking institution, you will want to make sure you increase the withdrawal amount to reflect $107 per month.
What if the wrong payment amount is made? A late fee of $10.00 will apply on the 16th of the month if the incorrect payment is made or a payment is missing.
