Management has received several reports of issues with gate remotes at both entrance gates at Birdie and Linksman Drive. Automated Gate Services has been notified and a technician will be coming out today to further troubleshoot the issue.

This is a courtesy reminder that the monthly assessments for your Association are increasing from $95 to $103 per month effective January 1, 2023.
Why is there an increase? The 8.42% increase in assessments is primarily due to increases in reserve study funding, common area maintenance, irrigation repairs, and insurance premiums. However, the Board worked diligently to reduce the costs for electricity, meeting expenses, landscape replacement, and tree maintenance so that the increase was nominal.
Do I need to do anything for my automatic payments? If you have enrolled in automatic payments through the Resident Portal, there is no need to make any additional changes. The amount withdrawn will be adjusted to the new amount automatically. However, if you have enrolled in Bill Pay through your banking institution, you will want to make sure you increase the withdrawal amount to reflect $103 per month.
What if the wrong payment amount is made? A late fee of 10% ($10.30) will apply on the 16th of the month if the incorrect payment is made or a payment is missing.

This is a courtesy notice to advise of upcoming repairs on the Birdie Gates scheduled to begin on Wednesday, November 16th, 2022.The Board approved a proposal to upgrade the gate operators at the October 13, 2022 regular session meeting. This project will assist in reducing issues with the gates due to high traffic.
Please take note of the dates below as it may affect your ability to enter / exit at the Birdie Gates.
November 16th -17th: The entrance / exit gates will be UNAVAILABLE while Automated Gate Services performs work on the hinges. Automated Gate Services will cone off the gates during this time. Please utilize the Linksman Gates during this timeframe.
November 18th: The Birdie Gates will be held OPEN while work is being performed on the gate operators so residents will be able to enter / exit as normal.

There will be an open forum portion at the end of the meeting where members will each be given a few minutes to speak and address the Board of Directors if they wish.
It has been noticed that several front and side yards are not being maintained throughout the Community. As a reminder and per the CC&Rs and Rules and Regulations, all residents must maintain their yards in a neat condition. Please take time to remove all weeds from the front yard, side yards, planter beds, driveway cracks and sidewalk in front of your homes, etc….
Many yards need mowing and fertilizing. There are several yards declining and beginning to show bare dirt. Please take the time to reseed and fertilize your yard.
It is important that each owner keep up the maintenance on their home so that the integrity of the Community is upheld.
As a reminder Members of the Community are required to maintain ground cover, this is your chance to remedy any areas that need replenishment and to avoid receiving a violation letter for ground cover.
The Spring 2022 community garage sale is all set to go on Friday, Saturday and Sunday, April 1st, 2nd and 3rd. All you need to do to participate is to set up your items for sale onto your driveway or in your garage on these dates!
The garage sale hours will be from 6 am – 3 pm on each day. The vehicle entry gates will be open during those times.
As a reminder, please keep all sale items for display on your property only. Nothing should be placed on the sidewalk or in the streets.
